Caroline Roach, BBA
Hello and welcome! I'm Caroline and I'm a Mortgage Broker, mom, wife, and volunteer living in Nanaimo BC on beautiful Vancouver Island. When I'm not working hard helping families get into homes you can find me exploring the trails with my dog Hardi, out fishing with my husband Dave, or working in my garden nurturing along the next season's crop
.
My Story
I’ve always had a passion for homes and housing—you could say I was raised in the real estate world. My father was a realtor, and some of my earliest memories are of being his little helper: folding feature sheets, tagging along as we dropped them off at real estate offices, stuffing inboxes one by one. That was before email marketing—back in the good old days when everything was more hands-on.

Over time, my relationship with housing has evolved. I’ve watched the way we think about home shift—from a place of belonging and comfort to an asset, a vehicle for investment. And while I absolutely see the value in real estate as a financial tool, I also believe deeply in access to housing as a fundamental right.

British Columbia—and especially our little slice of it here on Vancouver Island—has become one of the most housing-challenged places in the world. Homeownership has never been harder to achieve, but it’s not impossible. I believe that everyone deserves a safe, stable home—a place that brings joy and peace.

We’re living through both a housing crisis and a mental health crisis, and I can’t help but think the two are connected. When we feel rooted in the place we live, when that space supports our well-being, everything else becomes a little easier.

My mission is to help as many individuals and families as possible use their mortgage as a tool—not just to buy a property, but to build a life that aligns with their financial and lifestyle goals.
